This guide walks you through the essential setup so you can go from sign-up to a fully configured property in minutes. By the end, you’ll have a live property on your dashboard, a tenant invited to their portal, and rent collection ready to go.

Sign up for your free trial

Go to app.propmanager.com/signup and create your account. Enter your name, work email address, and a password, then click Create Account.Your 30-day free trial starts immediately — no credit card needed.

Verify your email address

Check your inbox for a verification email from PropManager. Click the Verify Email button inside the message.If you don’t see it within a couple of minutes, check your spam folder. You can also request a new verification email from the sign-in page.

Add your first property

After verifying your email, you’ll land on the Properties dashboard. Click Add Property and fill in the details:
  • Property name — a label you’ll recognize (e.g., “Oak Street Duplex”)
  • Address — full street address including city, state, and ZIP
  • Property type — choose from:
    • Single-family — one residential unit
    • Multi-unit — apartment buildings, duplexes, triplexes, etc.
    • Commercial — retail, office, or mixed-use spaces
Click Save Property when you’re done. The property appears on your dashboard immediately.

Invite your first tenant

Open the property you just created and click Tenants → Invite Tenant. Enter the tenant’s email address and click Send Invite.Your tenant will receive an email prompting them to create their portal account. Once they accept, they appear as Active on your tenant list and can submit maintenance requests, view their lease, and make payments.

Set up rent collection

From the tenant’s profile, click Rent Collection → Configure. Enter the following:
  • Payment amount — the monthly rent due
  • Due date — the day of the month rent is expected (e.g., the 1st)
  • Accepted payment methods — ACH bank transfer, debit card, or credit card
Click Save. PropManager will automatically send payment reminders to your tenant before each due date and apply late fees if a payment is missed, based on the policy you set.
